Denied or Delayed Commercial Claims
A denial is a coverage position, not always the last word.
Commercial owners in the Rio Grande Valley get denial letters that cite wear and tear, preexisting damage, an exclusion that may not fit the form, late notice, or “cosmetic hail.” Some of those positions are correct. Some will not survive photographs, cores, or a careful look at the policy.

Denial themes we see on commercial files (generally)
- Wear and tear or “maintenance” applied to a hail- or wind-created opening
- Preexisting damage used to zero a roof that still took a storm
- An exclusion read more broadly than the form
- Late notice where the owner reported as soon as the leak or the bid made the loss visible
- “Cosmetic hail” on a commercial system that is leaking or has lost granules to the point of function
