Denied, underpaid, or reopened claims.

Three situations bring most commercial property owners to this page. The carrier denied the claim outright. The carrier paid, but the number doesn't cover the actual scope of the damage. Or the claim was closed months ago and something was missed. All three are claim-file problems, and all three start the same way — with a licensed public adjuster reading the file the carrier already has and checking it against what the property actually needs.

The common case

What underpaid looks like on a commercial file.

An underpaid claim rarely looks like an obvious mistake. It usually looks like a normal settlement — a number, a check, a closed file. The gap shows up in the detail:

  • Line items missing from the carrier's estimate that are present in the actual damage — flashing, underlayment, insulation, mechanical components behind the visible surface
  • Depreciation withheld and never released, even after repairs are documented
  • A repair method priced instead of a replacement, on a component that doesn't qualify for repair under the policy or the manufacturer's specification
  • Damage attributed to wear, age, or a prior event instead of the peril being claimed
  • A scope written from a desktop or drive-by review rather than a physical inspection

None of these require anyone to have done anything deliberate. Carrier adjusters handle a high volume of files. A public adjuster's job is to read the same building differently — line by line, from the field.

Denials

What denied means, and what can be reopened.

A denial isn't always final, and it isn't always about the whole claim.

Partial denial

The carrier accepts part of the loss and excludes the rest — often a specific cause, a specific area of the building, or a specific line item. The accepted portion gets paid; the excluded portion needs its own documentation to be reconsidered.

Full denial

The carrier determines the loss isn't covered under the policy at all. That determination is based on the file the carrier has. A more complete file — additional photographs, moisture readings, an independent estimate — sometimes changes the outcome. Sometimes it doesn't. We'll tell you which one we think is more likely before we take the file on.

Reopened and supplemental claims

A claim that's already closed can often be reopened if damage was missed, if a repair uncovered additional damage once work started, or if the original scope was incomplete. Policies and carriers handle reopening windows differently, and we'll walk you through what applies to your specific policy — that's policy interpretation, not legal advice.

The free review

How the review works.

The review starts with the file the carrier already produced — the estimate, the denial letter or payment summary, and the policy. We compare that file against a physical inspection of the property:

  • Full inspection of the loss — roof, interior, and affected building systems
  • Photographic and drone documentation, organized and logged to match the carrier's file
  • Moisture readings, test squares, measurements, and material identification where relevant
  • A line-item estimate built in Xactimate, priced to the actual scope
  • A side-by-side comparison: what the carrier's estimate includes against what the inspection shows

The initial review is free, and it comes with a straight answer. If the file supports pursuing a denial, an underpayment, or a reopening, we'll say so and explain the fee structure before anything moves forward. If it doesn't, we'll say that too — a claim that doesn't have a documented gap isn't worth pursuing, and we're not going to tell you otherwise to take the file.

If we take the file, the work is documentation and negotiation, not a repeat of what already happened:

  • We prepare a supplemental or reconsideration submission built around the new documentation and estimate
  • We communicate with the carrier's adjuster on your behalf through that process
  • We track the file and follow up as it moves — reinspections, supplements, and additional requests from the carrier

Our goal is a settlement that reflects the documented scope of the loss. We don't control the carrier's decision, and we won't tell you a number or a timeline before the file supports one. Any settlement figures referenced anywhere on this site reflect specific claims and specific policies. Results vary.

We are a licensed Texas public insurance adjuster.

We represent you, the policyholder, in this process — not the carrier.

We are not attorneys.

We don't practice law or give legal advice. If a denial turns on a legal question — a coverage dispute that needs to go beyond the claim file — we'll say so, and you'll choose your own counsel.

We are not engineers.

When we inspect a roof, that's a claim inspection by a licensed public adjuster. If a loss needs a structural or engineering opinion, that comes from a licensed engineer, not from us.

We are not contractors, and we don't do repair work.

Texas law prohibits a public adjuster from participating in the repair or reconstruction of a property they're adjusting a claim on. We don't perform repairs, we don't manage them, and we're not paid by anyone who does. Cord Largo spent years in commercial construction before moving to claims work, which is why he knows what a repair actually costs — that's background, not a service we offer.

Questions about denied and underpaid files.

My claim was denied. Is it worth having someone else look at it?

Sometimes, sometimes not. It depends on why the carrier denied it and whether the file has documentation that wasn't there the first time. The initial review is free specifically so you can find out before spending anything.

How long do I have to reopen a closed claim?

It depends on your policy and, in some cases, statutory deadlines that vary by claim type. We'll review your specific policy with you. This isn't legal advice, and if the timeline question is contested, that's a conversation for an attorney.

Does a public adjuster only get involved after a denial?

No. Most of what we handle is underpayment on claims the carrier already accepted and paid — no denial involved.

What if the carrier's decision doesn't change after your review?

It's possible. A more complete file changes outcomes in many cases, not all of them. Because we work on contingency, that outcome doesn't cost you anything beyond the time of the review.
